Development as envisioned by Metcalf and Eddy in comparison to modern reality. Metcalf and Eddy envisioned a faster rate of growth than occurred and proposed a pattern that concentrated housing in dense town and village centers while retaining large lightly populated conservation regions. Today, their proposed Island Open Space conservation zones have much higher populations, their rural and exurban areas have developed about as envisioned, and the suburban, residential, and existing and proposed town centers have fewer people.
